Despite lockdown, July saw the sales market in London increase by a staggering 44% compared to July 2019. South London and the surrounding areas continue to be of interest, and this is down to several reasons. In Croydon, for example, there’s a lot of new investment going into the area, with new housing developments and fantastic transport links. Combined, this is a recipe for growth.
Surprisingly, people spending more time at home during lockdown has buoyed the property market, with many re-evaluating what they want from their home (whether buying or renting). For the rental market, landlords are now moving towards more extended contracts for their tenants to ensure they have a regular income for a longer length of time; a win-win for all.
For the sales market, after experiencing working from home for the first time, many are re-evaluating what they want from their homes. The most popular reasons given by people who are thinking of moving home are:
- value for money,
- more living space,
- more ‘green areas’
- excellent local amenities
- useful transport links for when occasional commuting returns.
These are all drivers for people seeking to make the move to South London suburbs. For people working in Central London, South London is a great place to call home, especially if you are buying, with investment in regeneration and transport this should add more to the value of the property.
The impact of lockdown and the Stamp Duty Holiday
A key aspect of economic recovery is the housing market. With the UK Prime Minister Boris Johnson’s initiative to ‘Build, Build, Build’ we can expect to see more great new homes available to buy and rent and new leisure and entertainment facilities. Combined with no Stamp Duty to pay on the first £500,000 of the price of a home between now and the end of March 2021, interest in properties in South London’s outer boroughs for properties valued at between £300,000 – £500,000 has skyrocketed.
